Management did not maintain a balance in a separate trust account that would adequately fund the security deposit liability. As of September 30, 2020, the account was underfunded by approximately $270. Criteria: The regulatory agreement requires management to maintain a separate trust account for security deposits collected that must at all times equal or exceed the balance in the tenant security deposit liability account, including accrued interest. Cause: Lack of management oversight. Effect: The tenant security deposit liability is inadequately funded. Recommendation: Management should transfer money into the trust account and monitor this account on an ongoing basis to ensure that the liability is properly funded. View of Responsible Management will transfer money to the trust account in 2021 to properly fund the Officials: liability. Management will monitor the balance in the future to ensure that it remains properly funded.

Finding Number: 2020-002 Program: U.S. Department of Housing and Urban Development - Supportive Housing for the Elderly CFDA: 14.157 Description: Underfunded security deposits Condition: Management did not maintain a balance in a separate trust account that would adequately fund the security deposit liability. As of September 30, 2020, the account was underfunded by approximately $270. Corrective Action Plan

On 10/1/2020 management has upgraded the property management system for the properties. The new system integrates the Tenant Ledgers with the Accounting System. The Security Deposits will now be integrated into the Tenant Ledgers to provide better oversite of these funds. In addition, we will reconcile these balances quarterly to discover any deficiencies and correct the issues on a timely basis.
